Commons Report 2021

THANK YOU - The Association is fortunate to have the dedicated services of Kent Lovelace, Charles Williams, Detlef Gartzke, Jim Stepanich, David Buchholz, Deb Buchholz and Joe Shandera as members of the Commons Committee.  We also appreciate all homeowners who help in any way to keep the commons free of debris, trash, etc.  THANK YOU FOR KEEPING OUR NEIGHBORHOOD BEAUTIFUL!  Our committee could certainly use more volunteers.  Please let us know that you are interested and we will make sure to include you.

Even though Covid-19 affected many things, it didn’t stop storms or the many neighbors helping with clean up.

---July 23, 2020 post on edentonnorth.com:  Several neighbors have helped keep the commons in great shape by picking up debris from recent high wind storms as well as raising the canopy on some trees to make for easier mowing. Neighbors helping included: Bruce & Fay Myers, Ann Tomhave, Charles Williams, Julie Shaw, Kent Lovelace, Detlef Gartzke, Steve Mawson, Cindy Pomajzl, Barb Ferguson and Wendy Bonaiuto. ---October 8, 2020 post on edentonnorth.com:  On Thursday, October 8, 2020, several Commons Committee members and other neighbors met to trim trees in the Commons. Those helping included Charles Williams, Detlef Gartzke, Jim Stepanich, Deb and Dave Buchholz, Gayle and Mike Sharkey, Steve Mawson, Bruce Myers, Cindy Hobelman and Joe Shandera. As mentioned in the minutes of the last Board meeting, Christiansen Tree Service is scheduled to complete some tree removal in the Commons next week and have agreed to chip up our piles. These two efforts really made a difference this spring in terms of debris left from the winter.

POND EROSION PROJECT

In September of 2020, several neighbors living around the stormwater retention ponds noticed increased erosion of the banks and brought this to the attention of the Edenton North Commons Committee.  Contact was made with four companies to provide us with their suggestions for remediating the erosion and an estimate to complete the work.  At the suggestion of one of the committee members, Lower Platte South Natural Resources District was contacted to provide their expertise.  Tracey Zayac met with Joe Shandera on November 25 and discussed her appraisal of the situation as well as outlining the possibility of this work qualifying for the Community Assistance Program.  Along with the erosion around the banks, erosion was noted around various inlets and outlets.  A double culvert structure through a dam allows overflow water from the South Pond to the wetland area below.  This water passes under Shirl Drive, through the commons and into the North Pond.  Serious undermining of these outlet culverts was also identified which could lead to catastrophic failure of this structure.  

Of the three companies contacted, bids were only provided by two companies.  The Edenton North HOA Board approved applying for a NRD Community Assistance Grant and on December 30, 2020, an application and supporting documents was sent to the Lower Platte Natural Resource District.   The Edenton North request was approved at the January 20, 2021 NRD Board meeting to cover 50% of the final cost.  Following approval, a contract was signed with HR Bookstrom for materials, labor, site repair and overseeding totaling $38,940.  Based on this number, the Community Assistance Grant would cover $19,470.  Work commenced about June 4, 2021.

NEIGHBORHOOD GARAGE SALES

Vickie Stepanich did an excellent job advertising and coordinating the neighborhood garage sales on May 13, 14 and 15.   THANK YOU VICKIE!!

MAINTENANCE OF COMMONS AND PONDS

Since our contracts for care of the commons and ponds are in their last year, new bids were solicited from three companies for pond maintenance and four lawn service companies.  The only bids received were from our current contractors – One6 Lawn Service and Nebraska Lake Management.  Good news – both companies submitted bids for a new three-year contract at the same cost as our present contracts.  The Commons Committee recommended that the Edenton North HOA Board approve these contracts.

LES

Lincoln Electric System will complete planned brush removal sometime this summer under their lines that are on the North end of the commons.
