2020 Board of Director’s Meeting Notes

Edenton North Homeowners Association Board of Director’s Meeting, June 11, 2020

Present: Charles Williams, Larry Link, Kent Lovelace, Rick Tast, Karen Gilbert, Linda Petersen, Joyce Huff, Marcia Gartzke.

Charles indicated that the Commons Committee assessed the trees in the commons area. Several trees need to be removed or trimmed. Three bids were received for this work. Christensen tree service was chosen with the lowest bid.

Joyce Huff presented the Proposed Budget. Since our fiscal year does not end until the end of June, it was a preliminary budget. Once Joyce has received and paid all the bills, she will complete the Proposed Budget. However, the Board agreed that the Long-Term Pond Maintenance (normally $5000) will not be funded in the 20/21 fiscal year because the Reserve currently has $75,000 in it and the cost of removing trees and trimming others will cost nearly $5000. The work on the trees will not be completed before this fiscal year end; therefore it will be a 20/21 expense. The association dues for B Lot members will be reduced to $40. Dues for A Lot members will remain at $250 and C Lot members will remain at $10. Larry Link made a motion to approve the preliminary budget and association annual dues. Rick Tast seconded. Carried.

Due to the current Covid-19 pandemic, there was much discussion on how to hold the Annual
meeting. Rick Tast made a motion to hold it virtually via Zoom. Larry Link seconded. After much discussion, the motion carried 6 – 2. It is scheduled for July 29 at 7 PM. Rick Tast offered to set up the Zoom meeting and will help Charles facilitate the meeting. There are three Board positions to fill. Dave Holland has moved out of the neighborhood and Linda Petersen will be moving later this summer. Marcia Gartzke’s term expires after the Annual Meeting. The Board was asked to obtain nominations from their neighbors.

The Annual Meeting agenda, proposed budget and bill for the association dues will go out to the members 2 weeks prior to the meeting. The Zoom invitation will be posted on the association website http://www.edentonnorth.com along with the Commons Committee report.

Thanks to Joe Shandera for all his work on the Commons Committee. Also a special thanks to Linda Petersen for her work on the Board since it’s inception. She served as the Treasurer for many years.

Larry Link made a motion to adjourn. Rick Tast seconded. Carried

ADDENDUM: Through the week following the Board meeting, there was some uneasiness voiced by various Board members about handling a virtual Annual Meeting. It was felt that our neighborhood residents would be better served by having a face-to-face meeting when it is safe to do so. Therefore, Marcia Gartzke made the following e-mail motion:

Due to the current COVID-19 situation and lack of a Zoom account, I make a motion to postpone the Annual HOA Meeting until a decision as to a date and location can be determined, based on DHHS Health Directives. The meeting date and location shall be determined no later than September 1, with a meeting being held in the Commons area as a last resort.

Joyce Huff seconded the motion. The Board cast their votes via email. The motion carried 7-1. Respectfully submitted, Marcia Gartzke, Secretary

2020 COMMONS REPORT

Since our last report dated July, 2019, the Edenton North Commons Committee has lost the services of two active members.  We were saddened by the passing of Lon Pomaizl in January, 2020.  Dave Holland, who had served Edenton North Home Owners Association in many capacities since its inception, moved to Iowa in May of 2020.  The Association is fortunate to have the dedicated services of Kent Lovelace, Charles Williams, Detlef Gartzke, Jim Stepanich and Joe Shandera.  We also appreciate all homeowners who help in any way to keep the commons free of debris, trash, etc.  THANK YOU FOR KEEPING OUR NEIGHBORHOOD BEAUTIFUL!  Our committee could certainly use more volunteers.  Please let us know that you are interested and we will make sure to include you.

Our major work has involved TREES!  Last fall, we worked with Lincoln Tree Service to remove some branches that were encroaching near a home on Shirl Ct.  

In preparation for the mowing season, a crew of Joe, Taylor and Nicki Schlegelmilch, Jim Stepanich, Kent Lovelace, Charles Williams and Joe Shandera spent a March morning picking up and cutting up fallen tree branches from the winter storms.  Fortunately, Nicki was able to arrange for her father to bring his trailer to haul our “pile.

Late May and early June storms have also required the removal of several garbage cans and yard waste bags full of debris.  Upon the recommendation of the Commons Committee, the Board recently approved a bid from Christiansen Tree Service to trim and/or remove some Cottonwood and Willow trees in the Commons.

Another issue we dealt with this spring was the separation of a street culvert into the South Pond from 75th street.  While in the process of getting bids to make repairs, Dave Holland remembered that the City had fixed a similar issue soon after the Association was formed.  The city was contacted, agreed that they were responsible and repaired the culvert.

One6 Lawn Service is in the 2nd year of a 3-year contract for mowing, fertilizing and weed control of the commons.  Nebraska Lake Management is in the 2nd year of a 3-year contract for pond maintenance.

Vicki Stepanich continues to coordinate the neighborhood garage sales.  Due to County Health guidelines, the May sales were cancelled and have been rescheduled to July 9, 10 and 11.  THANK YOU VICKI !!
